Your Stay

Self check in:
Keys can be found in the key box next to the front door of the annexe. The code for the key box will be sent to you once full payment has been received 48 hours prior to arrival.

Check in/ out times:
Check in no earlier than 4pm (unless by prior arrangement)
Check out no later than 11am
Late check out available (charged at £10 per hour. No later than 1pm)

Payment/ Cancellation
Full payment is required at the time of booking.

Please email no later than 48hours prior to your stay for a full refund. 
If received after 48hours prior to your stay we will not be able to refund you. 


Cancellations must be sent via email no later than 48 hours prior to arrival, if received prior to that time a full refund of the deposit will be made directly back to the payment method used to make the booking.

Discount:
A 20% discount will be made for anyone booking for 5 nights or more to a maximum of 1 day free of charge £130.

Infant children 0-2 years of age:
A travel cot, stair gate and high chair can be made available for an infant child aged 0-2 years free of charge, should you require. Please note the cot will be set up in the bedroom and therefore sleeping with you.

Breakfast/ starter pack:
A breakfast pack will be provided. 1 per booking.

All items are subject to availability and can be swapped for specific dietary requirements prior to arrival if necessary.

Special occasions:
If you are celebrating a special occasion and would like any additional items, such as champagne or birthday banners, please let me know prior to arrival.

House Rules:
No parties
No additional guests
No smoking or vaping
No pets
Quiet times are between 11pm and 7am.

The Annexe is NO SMOKING AND NO VAPING.
You are welcome to smoke and vape outside in the courtyard or garden. There is a blue plant pot in the courtyard for cigarette ends. Cushions for the chairs can be found in the cupboard under the stairs, please put them away after use to save them getting soaked in our lovely British weather.

Your accommodation is located above the garage of Brigsham Lodge, but hopefully you will see it is nothing like a garage upstairs. Downstairs is my workshop but don’t worry, during your stay I don’t plan to do any work that will disturb you. Please do bear in mind, we may need to go in there from time to time.

The Wi-Fi code:-
All important and very necessary these days but please note, this is the countryside and sadly doesn’t come with full fibre yet! Login provided on arrival.

Television:
The television in the bedroom is a smart TV with built in free sat. It has Netflix and other similar apps already installed but if you wish to use Netflix etc, you will need to log in with your own account details, but don’t forget to log out.

The Hot Tub, summer house and Games room:
The Hot tub and summer house/ games room is there for you to use at no extra cost, but please let us know if and when you would like to use the Hot Tub, this is to ensure the water is in the best condition possible. If for any reason the Hot Tub is not in use, I will let you know as soon as possible.
Children under 18 years of age are not permitted in the Hot Tub.
There is only 4 buttons on the hot tub, they are quite self explanatory. Lights, Jets and temperature up and down. Changing the temperature will not have an immediate effect. It can take a few hours to change. I tend to run the hot tub at around 37 degrees all year round.
The sound bar connected to the telly, is blue tooth enabled so feel free to link your phone if you wish to listen to music.

Electricity:
Everything in The Annexe is electric. The hot water for the sink in the kitchen, bathroom sink and downstairs toilet sink, is fed from the hot water tank under the kitchen sink. It holds approximately 15litres of water so should be plenty for daily use. It heats up within about 20 minutes so if you run out it won’t be long before there is more available to use. The shower is also electric. All switches to control these are on the wall and clearly marked but should be switched on for your arrival.

Heaters:
The heaters on the wall are set on timers and should keep The Annexe at a very comfortable temperature for your stay, however if you are hot or cold, please feel free to adjust the temperature on the touch panel on the front of the heater or with the remote control. The timer can also be adjusted but only via the App, which I have access too, so please let me know if you wish me to change the timer settings.

Recycling and Rubbish:
There is a double bin in the kitchen, one for rubbish and one for recycling. We are very fortunate in Somerset to have an excellent roadside recycling team. Below is a list of all items they will take. I will sort the recycling, so all you need to do is put anything that can be recycled into the recycling bin and everything else in the rubbish bin.

Plastic bottle and lids
Food waste (Please use the food waste caddy on the kitchen worktop with the green compostable bags)
If your bins are full, there are new bags in the kitchen draw, if you put the full bag in the hall downstairs, I will sort it out as soon as possible.

First Aid Kit:
For your convenience, should you require a first aid kit, there is one situated in the cupboard under the kitchen sink.

Towels and Bed linen:
There should be sufficient towels and bed linen for you, for the duration of your stay, if however, you require any additional towels or linens, please don’t hesitate to ask.

Towel Warmer:
The towel warmer in the bathroom is controlled by the switch outside the bathroom. You are welcome to use it as much or as little as you like. It is thermostatically controlled so will remain at a high temperature, so please be careful around it if kept on.

Extractor fans:
The extractor fan in the bathroom is connected to the lights but also has its own cut off switch above the bathroom door. As the room is small, please keep it switched on, whilst showering, to ensure the room doesn’t get overrun with steam.
The extractor in the kitchen is fully operational and expels outside so again, to avoid excessive steam please use it while cooking.

Smoke and Heat detectors:
For your safety, there are smoke detectors both upstairs and downstairs and a heat detector also downstairs. They are linked, so they will all sound together should one detect smoke or heat. They can be silenced by pushing the button on the remote control. The remote control can be found in the top draw under the Wi-Fi unit.

Fire blanket and extinguisher:
For your safety, a fire blanket and fire extinguisher can be found in the kitchen area. Do not attempt to tackle a fire that is out of control. Leave the building immediately and call 999.

Parking:
For your convenience we have allocated 2 parking spaces for use during your stay. Both side by side, next to the telegraph pole. Signs on the fence show your parking spaces.

Feminine Hygiene Products:
For your comfort and convenience, we have provided some feminine hygiene products along with some bags. Please do not flush any products down the toilet. We have a sewage treatment plant on site because we are not connected to mains sewerage and it can’t process anything other than toilet tissue.

Damage:
Accidents happen, this can’t be helped, all I ask is that you let me know if anything gets damaged during your stay. Items can be replaced and most things can be repaired as long as I am aware.
